A leak — but where is it coming from?

We trace the source with acoustic equipment, thermal imaging and moisture measurement. Nothing is opened up until we know where it is. That saves repair costs and gives your insurer the evidence straight away.

What exactly are you seeing?

Tap what applies. Each sign points in a different direction.

Often a pipe inside a wall or floor. Acoustic detection hears the water moving, which puts us within centimetres of the source.
A classic sign of a leak in the supply pipe, even when nothing is visible. Close every tap and see whether the meter still moves.
Usually a failed seal, silicone joint or shower drain. With a pressure test and moisture measurement we rule the pipework in or out.
This points to penetration from outside or a leaking frame rather than a pipe. Thermal imaging tells the two apart.
This could be rising damp, a leaking drain or groundwater. All three need a different approach, which is why we measure first.

How we handle it

  1. Request

    You request a leak detection online and describe what you see. Photos already help us.

  2. Investigation on site

    Acoustic detection, thermal imaging camera, moisture measurement and where needed a pressure test.

  3. Pinpointing the source

    We mark where it is and discuss what is needed to reach it.

  4. Report

    You receive the findings in writing, with photos and readings, usable by your insurer or owners' association.

  5. Repair, if you want it

    We can move straight on to source repair and finishing. You are under no obligation.

What it costs

A leak detection is a separate assignment at a fixed rate, which you hear in advance. Many insurers reimburse tracing costs when the leak itself is covered — send your policy schedule and we will check that before we come.

Questions we are often asked

Does anything have to be broken open to find the leak?

Usually not. Detection uses sound, thermal imaging and moisture measurement, so the structure stays intact. Only once the source is pinpointed is one spot opened up, instead of searching by breaking.

Do you always find the leak?

In the vast majority of cases, yes. If we cannot find it in one visit, we say so honestly and discuss the next step rather than keep searching at your expense.

Does my insurance cover leak detection?

Many policies reimburse tracing costs if the leak itself is covered. It varies per insurer. Send your policy schedule and we will find out before we come.

How quickly can you come?

With priority for a leak that is still running. If the water has stopped, we schedule by arrangement — you give three preferred moments when you request it.
